Anti-Money Laundering and Counter‑Terrorism Financing (AML/CTF) Policy

Effective from 1 July 2026, Property Destinations complies with Australia’s Anti‑Money Laundering and Counter‑Terrorism Financing (AML/CTF) legislation and associated regulatory requirements. We are committed to maintaining the integrity of the financial system and have implemented measures to identify, mitigate and manage the risks of money laundering and terrorism financing in our business activities.

Our services primarily involve:

  • Providing property investment strategy services on a fee‑for‑service basis;

  • Acting as a buyers agent for clients in certain property purchases; and

  • Introducing clients to various property‑related professionals, including mortgage brokers, conveyancers, property managers, builders and developers.

Fees and Handling of Client Funds
Property Destinations operates on a fee‑for‑service basis. Clients may pay us directly for professional services such as property investment strategy, or when we act as a Buyer’s Agent. We do not receive or hold purchase deposits, settlement monies or rental funds on behalf of clients. All contract deposits are paid directly to the vendor’s agent or their appointed stakeholder. We are not required to operate, and do not operate, a real estate trust account.

AML/CTF Controls
To meet our AML/CTF obligations, we have implemented an AML/CTF framework that includes:

  • Conducting customer identification and verification where required

  • Assessing the money laundering and terrorism financing risks relevant to our services

  • Monitoring our business relationships and services for unusual or suspicious activity

  • Maintaining appropriate records in accordance with legislative requirements

  • Providing staff (and key contractors, where relevant) with awareness and training on AML/CTF obligations

  • Reporting suspicious matters to AUSTRAC where required by law

We review our AML/CTF controls periodically to ensure they remain appropriate for the nature, size and risk profile of our business.

How We Handle Your Money and Meet AML/CTF Rules
From 1 July 2026, new Anti‑Money Laundering and Counter‑Terrorism Financing (AML/CTF) rules apply to parts of the real estate industry. Property Destinations follows these rules and takes them seriously. We aim to make this simple and clear for our clients.
What we actually do

  • We provide property investment strategy services for a set fee.

  • We sometimes act as a buyers agent to help you find and secure a property.

  • We introduce you to other property professionals such as mortgage brokers, conveyancers, property managers, builders and developers.

What you pay us

  • Our property investment plan fee is $1,950 including GST.

  • When we act as a Buyer’s agent, you pay:

    • A non‑refundable administration fee of $2,000 plus GST up front (subject to the terms of the Services Agreement); and

    • Final payment of $10,000 plus GST at settlement.

    These are fees for our services only.

We don’t hold your purchase money

  • We do not hold your deposit, settlement funds or rent for any property.

  • All contract deposits are paid directly to the vendor’s agent or their nominated stakeholder (for example, the seller’s agent’s trust account or the solicitor’s trust account).

  • Because we do not hold those funds on your behalf, we are not required to operate a real estate trust account.

Our AML/CTF responsibilities

Even though we don’t hold your purchase money, we still have obligations under AML/CTF laws. In practical terms, this may mean that we:

  • Check and confirm your identity where required.

  • Ask basic questions about where funds for your investment are coming from.

  • Keep records about our client relationships and services.

  • Watch out for unusual or suspicious activity and, where required by law, report certain matters to the government.

    These steps help protect both our clients and the broader financial system.
